House Hunting - Red Flags - Wright-Patt Realty

A new home is filled with potential. There's potential for a bright and financially rewarding future, but there's also potential to find yourself stuck in a money pit. When you are househunting in Beavercreek, there are five red flags that our REALTORS® tell prospective homebuyers to keep their eyes open for when looking for a home.

  1. A Glut of "For Sale" Signs in the Neighborhood
If you see numerous homes for sale in the same neighborhood, it's often a sign that there are problems brewing. A new landfill could be under construction. Or, there could be any number of reasons that everyone is eager to move out of the neighborhood. A few homes for sale is a sign of a healthy community; too many homes is a sign that a community is dying, and it's best to stay away.

Easier Kitchen Renovation - Wright-Patt Realty

It's no secret that buyers love an amazing kitchen makeover. This room really leaves an impression on buyers and updated kitchens are a feature they look for in Beavercreek homes for sale.

A full kitchen renovation can be a big, expensive job, so it's no surprise homeowners look for alternatives that can still deliver that wow factor. These tips can help get the look you want for your kitchen without all the headaches of a full tear-out and remodel.

  • Update the backsplash
The backsplash is a focal point of your kitchen and a good place to spend your money since it can drastically change the look of the room. It's a popular project and a place buyers would expect to see an update. If you don't want a full redo, consider painting over or stenciling existing tile or going with a peel and stick option which would be less work than cutting and grouting traditional tile. Any way you do it, it's still cheaper than bigger projects like cabinets and countertops.

Pool Installation - Wright-Patt Realty

Pools are a great way to keep kids entertained during the summer, and hot weather has already made an initial appearance in the area. You may be tempted to either have a pool installed, or to purchase a home with a pool. While our REALTORS® know a pool can provide hours of fun for the whole family, it's not a decision you want to dive into without considering all the costs, responsibilities, and liabilities that a pool creates.

  • The first consideration is cost.
If you plan to install a pool, you can expect to spend an average of $35,000 for a decent pool. That's a lot of tickets to the local pool, and if you plan on paying with cash, it means less money for other things. If you plan on financing the cost through a HELOC or other loan product, your overall cost could be as high as twice the installation cost.

House Features - Sell a Home - Wright-Patt Realty

Current events and topics in the news have always influenced home trends and the desires of buyers. Thus, it's no surprise that COVID-19 is a topic that many clients are discussing with our REALTORS®. For sellers eager to sell their homes, highlighting the following features can help the home stand out and shine in the evolving real estate market.

  • Home Offices are Back in Style
The home office never really went away, but there was a period where it was more of a luxury than a need. That has changed significantly over the past few months as an increasing number of employers move employees to work remotely. It is expected that this is just the start of an emerging trend and a permanent shift toward a growing number of remote positions. As such, homes that can boast a quiet, comfortable, dedicated home office are top choices for buyers.

Summer Home Maintenance - Wright-Patt Realty

With longer days on the horizon and more time at home lately, it's time to get your home in shape and ready for the onslaught of summer heat. Summer is a time for relaxing, which can make it difficult to motivate yourself to complete those projects you've been putting off for months. That's why our REALTORS® have created this list of tasks you can complete in the spring.

  • Prep Your Kitchen and Bathrooms
As the new season approaches, it's time to give your kitchen and bathroom a fresh start. Keeping an eye on tile surrounds and sinks can help prevent costly water damage and repairs. Clean appliances, unclog your drains and replace any leaky faucets.
