Ready to jump into homeownership? You'll want to set aside some money first. Here's how much you'll need.

Buying a first home is a momentous occasion. But as you're probably aware, the buying process is not just about trawling through the real estate listings and scheduling tours of homes. Far too many prospective home buyers march forth in Lalaland, convincing themselves that they'll slap down a minimal down payment and figure out the financials later down the line. Those who take this tack can be in for some unpleasant surprises. We strongly suggest you square away how you will pay for that house you love among Beavercreek homes for sale before you even start shopping.

Here's some valuable information on down payments, and more, compiled by our REALTORS®.

If you're selling your home, it's important that you ace the appraisal. Here's how to prep right.

If you're poised to list your home among Beavercreek homes for sale or Centerville homes for sale, your real estate agent has probably given you the lowdown on appraisals. Just to reprise what you probably were told: 1. If you really need to know how much your home is worth, you may have to order your own appraisal; and 2. A potential buyer may need to order an appraisal on your home to see if it's worth what you're asking for it. They can then seek a loan for the amount that you're asking if the appraisal figure agrees with it.

Regardless of whether this is your appraisal or your potential buyer's, you will need to get ready and put your best foot forward. What kinds of things will be looked at for an appraisal? This isn't exactly a staging, but it has aspects of that process. For now, the appraisal prep step is more like a general sprucing up. So let's roll up our sleeves and get busy.

It's a new year, and with it comes new goals and resolutions with your home. Here are some tasks you should definitely tackle this year.

Looking for a change of pace in 2022? Shake up your design and decor with the colors of the year.

Every year, color experts and paint companies announce their top picks for the color of the year. These colors are based on trends from fashion, pop culture, technology, and design. Why should you be interested in colors of the year? These colors aren't just the same old tired shades of yesteryear. Say you want a white: colors of the year whites will astonish with nuances of white that you never dreamed possible. Same with greens, blues, browns, and more.

Get ready to paint in the house you moved into from Beavercreek homes for sale, once you check out the fabulous colors below.

  1. Very Peri
The Pantone company, which created the Pantone Matching System for reproducing consistent colors, has released its pick for the coming year: Very Peri. Rather than picking from its current library, Pantone developed a new color, a vibrant shade of periwinkle. It has been described as blending soothing blues with exciting red shades. The company is promoting the color as "warm and joyful" and says it was designed to symbolize the world's transition out of the worst conditions of the pandemic.

Very Peri pairs wells with lush green tones, mauve, and terra cotta in bedrooms or living rooms. Juxtapose it with pink or bright yellow for kids' rooms. You can also bring it into your color scheme through furniture, accent pieces, or painted accents.

  2. Laurel Leaf
The dusty green of Laurel Leaf, designated color of the year from Better Homes & Gardens, calls to mind the soothing green of eucalyptus leaves. The trend to bring nature into our homes started some years ago, but it hasn't waned, and Laurel Leaf reflects that ongoing desire to surround ourselves with the natural world.

The warm undertones of Laurel Leaf (the first-ever paint color of the year from BH&G) go well with light wood hues, beiges, and creamy whites. Try it in a bedroom to give a calming atmosphere, or in the dining room, as a quiet backdrop of restrained color that's easy on the senses.

  3. Art and Craft
Dunn-Edward's' color of the year, Art and Craft, is a "soft, sophisticated brown" redolent of walnut wood, and providing a peaceful effect. Get down to earth with Art and Craft in your home and feel calmer and more stable. As Dunn-Edwards explains, this color expresses a current interior design trend that evokes back-to-nature tones for interiors.

Described as "moody and complex," Art and Craft gives off a bohemian aesthetic of the '70s but also puts us in mind of the simpler, sustainable ethos of the cottagecore trend. Use it in dining rooms, bedrooms, and the living room. Make it come alive when set off with jewel tones such as sapphire, ruby, and emerald.

  4. October Mist
Benjamin Moore's October Mist is another green, but this one is soft, silky, and botanical — think the pale green of flower stems. It's the foundation for BM's 2022 color trends palette, with 14 nature-inspired tones, including tinted off-whites, earth tones, and "refreshed" primary colors.

Work with a monochromatic palette by warming up gentle October Mist with the richer, darker Gloucester Sage. Reach for a crisper look by offsetting October Mist with icy blue-green Quiet Moments or inky blue-black Mysterious.

  5. Evergreen Fog
Sherwin-Williams has chosen a mid-tone gray-green as its 2022 color of the year, a shift away from jewel tones and neutrals that have been front and center in color trends. Evergreen Fog gives a quiet, organic look to entryways, bedrooms, and bathrooms.

Not all advice was created equal. Here are tips you should definitely avoid.

Don't you just love the way those renovation shows on cable TV get us all revved up to knock out walls, rewire electricity, or replace our old wooden floors with something "easy to clean"? The slick stars of the home reno world sure make it look easy. Unfortunately, they also encourage fledgling DIY-ers to tackle more than they should. Sure, you may have beginner or middling skills that will get better with time, but unless you're a near pro, don't touch that wall. Or electrical wires. Or floor.

Aping the examples of the TV renovators is just one kind of home improvement pitfall to avoid. Sometimes, the worst advice issues forth from friends and family, and unless you're well-grounded in the skills you need to improve the home you'll be listing among Beavercreek homes for sale, you could damage your home, and then require someone to fix your mistakes.

Strictly speaking, Elé Cake Co. is a wine bar and bistro, but it also has a fine selection of baked goods to tempt you after you've had your meal. Go for Tequila Lime Chicken Sliders for an appetizer, then Bibb Lettuce and Pear Salad with an entree like Brown Butter Sea Scallops. Don't forget to order a nice wine or cocktail. The minimalist lifestyle takes a lot of dedication, but maybe you can incorporate some practices into your home decor. Here's how.

You've heard the saying "less is more," and nowhere is that truer than in the home. Look around your house and give it an honest assessment. Do you sometimes feel a bit cluttered by all the stuff you've accumulated? You paid good money for all these goods, and you loved them at the time, so what a pity if they're not on display properly.

It may be time to free yourself of such thinking though. Whether you're picturing yourself in a new home from Beavercreek homes for sale, or you're just wanting to feel a little freer and lighter in your current home, it might be time to declutter and try going minimalist.

The goal of minimalism is to be neat, organized, and clutter-free. You can look around your home and breathe without the weight of all those things bearing down. Instead of filling every space with something, you make a friend of lighting and what artists call negative space, as if you're painting a landscape picture in your home.

Maybe you can't imagine how you can let go of your treasured but oh-so-cluttering possessions. Here are some tips that can help.

Spring has arrived in Ohio, inspiring homeowners to roll up their sleeves and get their houses in order. For most of us, that means taking a good look at our home's exterior and deciding what needs to be done in the way of repairs or to boost curb appeal. If you're thinking of listing your home among Beavercreek homes for sale, then you for sure want to spruce up the exterior.

Projects can reach from general cleanup to repairing damage from the winter, to taking on some decorative projects that will improve curb appeal. Have a look at the suggestions below and get started on your exterior outdoor projects.

  1. Clean up the exterior.
It might sound obvious, but you want to go beyond mowing and edging for your spring cleanup. Cut back broken or damaged shrubbery and tree limbs. Rescue paving stones that are covered with mud. Clear out weedy-looking plants or dried stalks from last year's perennial garden. Replant flower beds or go for planters and containers. Add mulch in flower beds to give a finished look. Do the rain gutters need to be cleaned and repaired? How about the windows and screens? Fine-tuning the cleanup will help your house stand out.

  2. Focus on the front porch.
Now that your home's exterior is clean and in good repair, it's time to focus on the focal point — the front door and the porch. Start by assessing whether a new front door color is in order. If so, you might want to go for something eye-catching and bold, but make sure it complements and doesn't clash with the home's other exterior colors. You can find plenty of good advice online about choosing the right front door color. If you go for a bold new color — say a bright, light blue with a slight slant to the green spectrum — carry that color out in other accents on the front porch, including planters, furniture, or metal stools.

  3. Get creative with container gardening.
Containers make gardening easy, but you should put some thought into what you plant in them. Certain plants will require large ones; others will be better displayed in medium or small sizes. Mix and match container styles, or carry your color theme through with metal, resin, or clay planters. Containers are a great way to display colorful annuals; when they've done their thing, you can mulch them and replace them with the latest trending annual. You may even want to grow a colorful Meyer lemon tree in a container. The nice thing about containers is you can bring them in for winter.

  4. Cozy up to a firepit.
There's nothing like building a fire on a cool evening in your very own firepit. Turn off the TV or the computer and enjoy your backyard getaway in a cozy spot (make sure there are no overhead trees!) where you can glance up at the stars. Want to make your own firepit? You can easily do so, perhaps with large stones or cast-concrete curved block. While you may want the simplicity of a wood-burning firepit, you might also opt for gas power.

  5. Spruce up your mailbox.
Your faded old mailbox can be a palette for your creativity. Go on, give it a whirl. Paint it blue or red, or try out your artistic skills by painting flowers, fave superheroes (the kids will love you), or just a cool design. If your mailbox needs steadying or other repairs, it's not that hard.

Celebrate Meatball Day and get some great comfort food from these Beavercreek restaurants.

  • Marion's Piazza – 1320 N. Fairfield Rd., Beavercreek, OH
Marion's Piazza has been a popular spot to get delicious thin-crust pizza and other Italian favorites for over 50 years as ownership has remained in the same family. It's even been named the top independent pizza restaurant in the nation by Pizza Today magazine. So what are you waiting for? You can get your fill of meatballs with the restaurant's meatball sub, which also includes spaghetti sauce, parmesan cheese, and onions, or try the spaghetti with meatballs. • Cassano's – 3915 Indian Ripple Rd., Beavercreek, OH 45440
Cassano's began by selling the family's pizza in the back of their small grocery store in 1953 and has since expanded to several area locations. Their signature dough is so in-demand that Cassano's operates a Dough King website that sells its own dough and uses other recipes to fulfill orders. Visit the restaurant to order the meatball sub or spaghetti with meatballs. Or enjoy a personal-sized pizza or several larger sizes to share with a group. The Super Deluxe — loaded with pepperoni, sausage, ham, mushrooms, onions, red and green peppers, banana peppers, and extra cheese — is a customer favorite, and if you're ordering for a party, consider choosing a few 30-inch pies.

  • Jimmy's Italian Kitchen – 3002 Woodman Dr., Kettering, OH 45420
You can enjoy everything from a gourmet pizza to a lunchtime sub to Italian favorites like linguine with clam sauce at Jimmy's Italian Kitchen. Get Going on These 2021 Landscaping Projects

  1. Create a raised bed.
If you didn't plant a vegetable garden last year, get set for spring planting with a raised bed. Choose a manufactured or a homemade frame with dimensions of about 4 feet by 6 feet. The frame sides should be about 6 inches deep. If your yard is clear of snow and ice, you can mark off the area for the raised bed with string or spray paint.  Be sure to choose a sunny location. Double dig to a depth of 2 feet, returning soil to the bed but adding compost. You can create rows for seeds or seedlings later. Cover the bed with mulch and wait for the right planting times.

Dining Room Staging - Home Sellers - Wright-Patt Realty

The formal dining room might have been a must-have in the not-so-distant past, but it's rapidly losing its meaning in today's households. Maybe you never (or nearly never) use your dining room because you have a casual dining space in your kitchen or living room, yet you have the bones of a house with space devoted to a formal dining room. Don't be afraid to break with tradition and set that square footage to work for you. Here are our REALTORS® favorite ideas of what to do with your underutilized or empty dining room.

  • Try a Home Office
Why work at the dining table when you can claim your unused dining room as your office. Whether your work from home, need a place to manage finances, or just need a quiet place for the weekend, this is a great spot to set up a desk and shelving, display the family activities calendar, and create storage for office files and mail. Most dining rooms don't have doors, but if you don't mind the idea, you can create a really nice open office or study.

Fireplace Tips for First-Time Owners - Wright-Patt Realty

A fireplace can bring comfort and warmth into your home. It can also bring tragedy and devastation if you are not careful with this fabulous feature. Our REALTORS® wish you and your family many memorable gatherings and happy holidays around the hearth which is why we strongly recommend adhering to these six fireplace safety tips.

  1. Professionally Clean & Service the Fireplace
Chimney fires are a leading cause of home loss. Professional chimney sweeps will remove the creosote that causes chimney fires. This byproduct of combustion sticks to the chimney walls and requires special tools and training to remove effectively. Further, make sure that the fireplace is well-maintained. Promptly repair any damaged flues, doors, or other components that could pose a hazard to the home.

Under Cabinet Lighting Selection - Wright-Patt Realty

Lighting is one of the most important aspects of any kitchen design, which is why our REALTORS® are always quick to recommend good under cabinet lighting. Installing under cabinet lighting fixtures are a great way to add a touch of elegance to your kitchen. Not only does it make for a great decorative element, but it also helps to make food prep safer and more efficient. Best of all, it's affordable and easy to install.

Different types of lighting provide various degrees of aesthetics and energy efficiency, so it's important to learn about the different varieties available on the market before choosing the option best for your home. These are the four most popular types of under cabinet lighting:

  • LED Lighting
LED lighting is the most popular form of under cabinet lighting, but it's also the most expensive. On the plus side, it's also the most energy-efficient, produces less heat, and lasts two to three times longer than other lighting options. LED bulbs produce millions of colors, which creates a pleasing ambiance. They also have dimming capabilities that provide homeowners control over the appropriate level of brightness. We love how some of these Beavercreek homes for sale have incorporated dimmable LED lighting underneath the kitchen cabinets.

Multiple Offers - Sell a Home - Wright-Patt Realty

You've successfully added your home to the list of Beavercreek homes for sale, and suddenly you're receiving an influx of offers. Multiple offers are every home seller's dream. They usually lead to bidding wars and a higher sales price. But with all the uncertainties that come with being pulled in opposite directions by different compelling offers, it's common for sellers to make the mistake of overplaying their hand. With multiple offers on your home, you'll be in a negotiation position and you need to play your cards well.  Here are a few tips on how to make the right decision when there are multiple offers on your home.

  • Start With Price But Look Beyond That
You're probably hoping to make as much money as possible, so it makes sense to get excited about a nice, big, high-priced offer. The chances of selling your home over your asking price increase when you're involved with a bidding war on your home. But that doesn't mean you should automatically go for the highest offer. Real estate offers involve more than just the dollar amount being offered. Review the terms of the entire contract and consider how much cash the buyer is going to include in the offer.

Anyone who decides to sell a home goes into it with expectations about how long the process will take. You might set your timeline based on a variety of personal goals including when you plan to move on to the next home that's right for you.
