Windows let natural light into a home and add to its style, but they do so much more. At least when they are working as they should, windows help keep your home secure while allowing for optional ventilation. Unfortunately, as windows age, they become less secure, less energy-efficient, and less beautiful. So, how do you know your aging windows need to be replaced? Our REALTORS® suggest keeping an eye out for these signs.
- Moisture
The next time it rains, take a look at the insides of your windows. Pay especially close attention to the areas between the glass and the frame. Do you see any dots of moisture? If so, your windows have begun to leak, which means the seals between the glass and the framing material are no longer intact.
Once windows start leaking, mold starts to grow soon after. You may also have water drip down the wall and cause damage to the wall and floor materials. So, it's best to address this ASAP by replacing the leaky windows.
- Cold Drafts
Drafts occur when air blows in around the windows. Usually, drafts start off fairly minor and worsen as your windows age.
If the areas in front of your windows feel extra cold on windy, chilly days, then it may be time for a window replacement. If certain rooms in your home are colder than others, that could also be a sign of draftiness that needs to be addressed.
- Chipping, Peeling Paint
If you have painted wooden windows, which we see in many Beavercreek homes for sale, pay close attention to the condition of the paint.
If the paint is peeling but the wood beneath it looks sturdy and in good shape, your windows may just need a paint job. But if the exposed wood is pitted, shows signs of rot, or feels soft to the touch, you're probably best off replacing the window.
- Failing Latches
A window must be able to latch for safety reasons. Unfortunately, a lot of older windows no longer latch or lock properly. This could be because the window has shifted in the frame, and the latch components no longer line up. It could also be because the wood that is supposed to anchor the latches has deteriorated.
There are some replacement hardware kits you can buy and install on existing windows. However, if the latch failure is due to shifting or wood deterioration, a window replacement is usually in order.
- Loose Glass
Place your hand against the glass pane and give it a gentle nudge. Does the glass move or shift at all? If so, the seal between the glass and the sash is no longer intact.
Loose window glass can be a hazard during high winds, and it also means you'll have drafts and leaks if you don't already. Definitely replace any windows with glass that feels loose in the frame.
- Higher Energy Bills
Finally, remember to keep an eye on your energy bills. There are many reasons why your bills might be higher one month, from a struggling HVAC system to a leaky fridge. However, leaky and drafty windows are sometimes to blame, too.
Replacing your windows will almost always lead to lower energy bills. Not only are new windows leak-free, but they also tend to come with better-insulated glass.
