- Improve the landscaping.
Let's start with the outdoor area of your property. After all, a nicely landscaped exterior is a great way to catch the attention of potential buyers.
Are you a landscaping novice? Consult a nursery pro for advice. If you feel confident enough to do it yourself, then stroll through the local garden center and get a sense of what plants might work well in your yard. Ask advice for sodding the yard if it needs it, and then select a few shrubs and maybe one or two small trees. Remember that trees can shade out other plants as they grow.
And our top tip: add some color around the front porch and along the walkways. Get some perennials established (you can enjoy them for years), but add annuals for a quick splash of color. And don't forget some eye-popping, colorful containers on the front porch and patio.
- Redo the kitchen.
The kitchen is often the area of the interior that sells a property. Keep that in mind as you choose your upgrade features. You can certainly make your kitchen upgrade quite personal — quaint and country, retro, whatever — if that's what you choose, but this type of upgrade may not be what sells down the road. For instance, you're better off replacing appliances with stainless steel models, although (here's a great hint!) you can use electrostatic paint to upgrade appliances that are still serviceable. Also, you might choose a quartz countertop in shades of gray for a nice match with your appliances, with a simple gray or white tile backsplash. Paint the cabinets for a new look.
- Paint the house.
This is a relatively easy upgrade, both indoors and out. You can hire it done if you can't handle the work, but expect to pay $3000-$5000 for the exterior and up to $6000 for the interior. To choose colors for your home, remember you'll need a basic white somewhere (choose a warm white that doesn't look bluish), while for a nice flow, you can choose different shades, lighter or darker, in the same color family.
- Replace windows.

- Update the bathroom.
Avoid the trendy and stick with the classic, such as off-white subway tiles — this classic look appeals to a wide range of tastes, both traditional and contemporary. Fixtures can be simple. You can hire a professional to re-coat porcelain, fiberglass, and ceramics to look like brand-new porcelain.
