Before you sell your home, you may need to make some updates and repairs. Here's where you should focus your time and money.

Planning on selling that home you bought a few years ago from Beavercreek homes for sale? Terrific. You likely already know that your home will have a better chance of selling if you do some minor fixes and updates. That doesn't mean you need to go crazy spending on outrageous renovations like adding another story or renovating your kitchen; over-improving can cost you plenty, and the object of fixes is to get more money for your home selling price. More modest fixes will help make your house look fresher and more attractive while boosting its saleability. Our REALTORS® will help you with a few suggestions.

  1. Start with the front door.
    It makes sense to start your fixes right at the front door. How about a bit of eye-catching color, setting it off from the rest of your house — gray, white, orange bricks, whatever — and making it stand out? It won't take you a lot of money, but the rule is always to work slowly, taking your time, and avoiding drips and runs.

  2. Boost your curb appeal.
    Don't just let those potential home buyers drive on by; reel them in with eye-popping front yard flowers and pleasing design. If you've got the budget, fix your sidewalk or garden path if it's got cracks or other problems. Line it with flowers (depending on the season). Annuals will work anytime except winter; in winter, you might consult the local nursery and ask about cold-tolerant species like Red Winterberry (Ilex). Add some flowering shrubs in springtime; set out containers with pansies or other cold-tolerant species. Clean up your yard, front and back, and add some cafe lights to brighten things up.

  3. Do something with those kitchen cabinets.
    It won't cost much, but painting or staining your kitchen cabinets is a relatively simple and meaningful fix in your kitchen. It can be time-consuming, however. If you do it right, you will remove the hardware from drawers and cabinet doors before painting. Take your time; no one will be attracted to your renovation if you have sloppy paint strokes.

  4. Add some storage.
    You don't have to actually build more closets or cabinets, but there are some clever fixes you can initiate to improve storage capacity. You might add a storage unit in the garage, or closet organizers that increase the storage space in them. It might even work to add a pantry in the kitchen, if you have the space.

  5. Do those small maintenance projects that show the house has been well kept.
    You know the ones — leaky old faucets, an overhead light without a fixture, broken gutters, or screen doors with damaged screens. Walk through your home and make a list of anything that a potential home buyer might find amiss and repair it, replace it, or whatever it takes to make it look as if the homeowner cares about the home's appearance.

  6. Paint the house.
    If paint is peeling or faded, you'll want to get the exterior repainted. Buyers are probably not going to be attracted to a house with a project like painting the exterior when they're home shopping. Be sure to choose a color that goes well with the neighborhood aesthetic. If your paint is in fair shape, you may improve looks by just redoing the trim. Neutral colors are always a good choice; however, darker colors can be dramatic and appealing.
