Need to sell your home fast? Here's how to make a speedy sale.

If you hire the right one, you will find an agent who knows the market in your area and can give you good advice about how to price your home successfully. Besides knowing the market, a real estate agent also knows all the road hazards that can keep a sale from going through, from repairs and closing costs, to timelines, inspection issues, and others. Real estate agents can also help you negotiate the many piles of paperwork that come with the closing.

  2. Price your home to sell.
    Your real estate agent can help with this. The trick is fixing on the right price — not too high or too low. If your asking price is too high, you will discourage potential buyers. At the same time, you want to ask for what you need from the sale of the home. Your real estate agent can help you figure out that sweet spot for pricing homes in your neighborhood. What's more, they can help you map out a plan for lowering your price or sweetening the deal if the market slows.

  3. Declutter and clean your home — and then some!!
    It's a big mistake to fail to declutter your home so that potential buyers can picture themselves living there. Your personal belongings, plus crowded walls and floors with a surfeit of your possessions, can all lead to a potential buyer failing to see how they might fit into this homescape. Do put away, throw away, stow away all but minimal possessions, including family photos, souvenirs, tchotchkes, toys, recreational equipment, and the like.     You may not want to undertake big renovations if you're selling your home, but do all minor repairs, such as patching and painting cracks in the wall; going over scuffs; replacing damaged or missing doorknobs; fixing damaged windows and screens; adding new kitchen hardware; replacing carpet; and buffing hardwood floors. You want to give the impression that the house has been lovingly cared for.

  5. Make fixes to pass the home inspection.
    Certain fixes may have to be made to pass a home inspection: plumbing issues, roof damage, HVAC problems, or electrical issues.
