Selling a home doesn't always run as smoothly as you'd hope. Here's how to prep for some of the most common setbacks.

Lots of things can slow down a home sale. Whether you're an old hand at listing and selling a home, or a novice, myriad conditions and occurrences can influence a sale for good or bad. It's the wise seller who has done due diligence and is well-prepped on market conditions and is also consulting local experts on how to put the best face forward for potential buyers.

  1. The property needs updating.

However, be forewarned that an agent takes care of a whole spectrum of tasks that you may not be up to tackling: they will help you set a fair and reasonable price for your home; they will eliminate non-serious shoppers and help you focus on potential buyers; a good agent knows how to handle all the paperwork involved with the home sale. What's more, an agent can help get you a good price for your home, so maybe they are worth that 5 or 6 percent you thought you'd save by conducting a DIY home sale.

  3.  You didn't get great pictures of your property. 
    These days it's essential that you shell out for professional quality images that show your property at its best. Use pictures online, on social media, and in whatever real estate marketing you intend to do. You'll need to get the interior and exterior looking their best. Go through your home, removing decorative and personal items and general clutter, storing all of it elsewhere so that the home looks lightly lived in. After thorough cleaning and repairs (paint, fixing flaws on cabinets and flooring) have the photographer take the images — preferably in wide-angle views.

  4. You're trying to sell in the wintertime.
    It's a fact: winter is a bad time to try to sell your home. It seems people are busy with the holidays, and cold weather deters home shoppers. If you can, wait till the weather warms to put your home on the market.

  5. Your home is priced too high.
    This is a common problem; you can avoid it by working with a good real estate agent who can advise you on setting your price. Also, go online and, using a home value estimator, compare your home with similar ones to determine what your selling price should be.
