There's a lot you need to do to sell your home, so it's important you don't forget anything. Here's what you don't want to miss.

All too often, it's the little things that sellers miss when preparing their homes to put on the market. You know there are dozens of details involved with making your home presentable before you list it among Beavercreek homes for sale, so why not start compiling your must-dos now?

Our REALTORS® are experts at noticing all the things, big and small, that our clients need to pay attention to so they can close a sale. Read on and start your list.

  1. Organize your cabinets and closets.
    Ample storage is a huge selling point for a home. Your home may not have as many cabinets, and the closets may not be as big as you'd like but you can make what you have look better by cleaning out and organizing the storage spaces. Start by decluttering. Get rid of all that stuff you don't need or pay to store it till you figure out what to do with it. Just leave minimal stuff so that the potential buyers can see how orderly and neat your storage spaces are.

  2. Google your home.
    Assess what kind of face you're presenting to a potential buyer. Are the pictures that come up when someone Googles your home an accurate depiction of what your home looks like? Is the information in the real estate listings accurate as to value of home, description of property, and other details? This is, after all, a facet of your marketing campaign for your home.

  3. Develop a marketing effort.
    These days marketing includes being front and center in social media; is your real estate agent doing the job of promoting your property on the top platforms? Stay vigilant and check your home in Facebook listings, Instagram, YouTube, and the like.

  4. Pay attention to decorative flourishes that enhance your home's attractiveness.
    Go through your home room by room and think creatively: what will set off each room? Flowers or green plants? Mirrors to make the room look bigger? Or some distinctive rugs that, while not standing out in themselves, help pull the elements of the room together?

  5. How competent is your real estate agent?
    Does your real estate agent have a current license? Do a background check, ensuring that there are no complaints against this agent. Ask for references, then check them. When you're interviewing a real estate agent, asks questions about their knowledge of the local market.

  6. Enhance curb appeal.
    To catch a potential buyer's attention, work on ensuring that your property presents a pleasant exterior. Keep up with the yard work, mowing and edging, trimming hedges, and cutting back tree limbs. Paint the threshold, perhaps replacing the doors if need be. Are windows and doors clean and in good repair? They should be. Add some colorful annuals in the flower bed if the season is appropriate; likewise, decorate the porch or flower beds and borders with containers of colorful plants.

  7. Are your papers in order?
    Gather together all the documents you will need for a sale, including title, deed, mortgage loan information, property tax information, homeowners insurance receipts, permits, instruction manuals, and dates of home improvement projects.

    Have you performed some major fixes, such as roof, foundation, or sewer line replacement? Be sure to mention it in promotional materials, but also present records of repairs and maintenance, including visits from the HVAC consultant, plumber, electrician, roofer, and the like. Good records will prove you've been scrupulous about the upkeep of the property.
