Installing new flooring can be one of your biggest design projects. Here's how you can choose the right floor for your home.

Choosing the right flooring for your home will set the tone for each room. Our REALTORS® understand that when you buy a home, you may want to make a few changes that will make your new home your own. Changing or upgrading the flooring is sometimes the first step a new homeowner will take simply because it is easier to install while the home is still empty. If you want to transform your home you found among Beavercreek homes for sale, the following are the top five flooring trends for 2022.

Flooring Materials

To decide what type of flooring you'd like, consider its appearance, durability, and cost. The following are some of the most popular types of flooring:

  • Natural hardwood — A solid wood floor is beautiful, and it comes in nearly endless options, including the tree species used as well as different colors, textures, patterns, and finishes. You can also choose which pattern you'd like to follow when it's installed, such as straight, diagonal, or chevron. With proper care, it can last a lifetime, but depending on the species and finish, it can be stained, warped, or scuffed. It can also warp in humid rooms.

  • Laminate flooring — Made up of three or four layers, laminate flooring has a base layer of high-density fiberboard, a layer that contains a photorealistic image of wood, stone, tile, etc., and a transparent protective layer. It's durable but can't be refinished or repaired.

  • Engineered hardwood flooring — This type of flooring comprises two layers consisting of a thin sheet of solid wood on top and a thicker core of high-density fiberboard or plywood below. It can provide the look and texture of solid wood while requiring less maintenance but can still become stained or damaged. Like natural hardwood, it can warp in humid rooms.

  • Vinyl tile (or plank) flooring — Its base layer is made of vinyl and is topped with another vinyl layer that mimics the look of wood, stone, etc., and a transparent layer to protect against wear. It's extremely durable, but make sure to look for a product with low VOCs, which are contained in plastic products and can be hazardous to your health.

  • Tile flooring — Tiles can come in stone, ceramic, porcelain, and other materials. They're versatile and easy to maintain as well as clean, but they can be chipped.

  • Wall-to-wall carpet — While it's warm and slip-proof, wall-to-wall carpet is also more difficult to install and can get stained.

Picking A Color

Natural colors are popular in 2022, with subtle shades taking center stage. The following colors are expected to be trending: White, Gray, Beige, Greige, and Cool tones.

Making Your Decision

Since you'll have many options when you get new flooring, consider the following when making a decision:

  • Budget — Although you'll obviously have more choices if you have a larger budget, you should be able to find an attractive option even if you don't want to spend a lot.

  • Desired look — Are you looking for a classic, natural appearance or a more modern one? What colors are you looking for?

  • Practical considerations — These include whether you're installing it in a high-humidity room since hardwood flooring can warp. Also determine how important stain resistance and durability are to you, especially if you have kids or pets.
