Roof Replacement - Wright-Patt Realty

As you're preparing your home for sale, you'll need to make sure it's in good condition for potential buyers. Your roof will be inspected before the sale, so if it has problems, it's easier to detect them in advance and decide what to do about them. In some cases, repairs won't be effective enough and your roof might need replacing this summer. This could make your home much more attractive to potential home buyers, since they're unlikely to want to buy a home with roofing issues compared to other Beavercreek homes for sale.
 
Our REALTORS® suggest looking for these five signs your roof might need replacing this summer before you put your home on the market:

  1. Your roof is near the end of its lifespan.
    With proper installation, care, and maintenance, a roof can last for decades. However, even under the best of circumstances, it can't last forever. Your roof's longevity depends partially on the material that it's made from. Asphalt shingles, for example, last about 20 to 25 years if it's the only layer of roofing material. If it was installed over an existing layer of shingles, it should be replaced at least every 20 years.

  2. It sags in spots.
    If your roof is roofing is sagging, that's a sign that you have moisture damage and your roof needs replacing. You or a roofing inspector may be able to spot this from the outside of your roof, and you can also check for sagging by looking in your attic. Look up, and if you see sagging spots, prod them lightly with your hand or a broom. If the roof bends easily or feels soft and wet, you have a moisture problem and will need a new roof.

  3. Shingles are missing.
    Missing shingles could be a sign that your roof is failing. This can occur over time or as a result of a storm or other weather event. If the shingles are on the ground, check to see if they're thinner than other shingles and are in poor overall condition. If so, replacing a few shingles may not be your best option. A roof that has this type of damage and wear and tear to its shingles is often beyond repair and will need replacing.

  4. You find lots of shingle debris in your gutters.
    Finding shingle granules in your gutters is a sign your roof may need replacing. If they've washed off the shingles and down your gutter, your roof could be near the end of its life cycle. It could also be more likely to suffer greater water damage and roof decay since worn shingles won't provide as much protection.

  5. Shingles are curling and buckling.
    Shingles that are curling or buckling can be caused by excessive heat, so they often occur at the parts of your roof that receive direct sunlight. They can also happen because of aging, moisture, or even because your roof is defective. If it's defective, you may be able to receive a reimbursement for all or part of its cost.
