Add On or Move On - Wright-Patt Realty

It's not always easy to know when it's time for a change. It could be one single "aha moment," or it could creep up on you over the course of months, or even years. Either way, when the realization hits you that your house no longer suits your needs, our REALTORS® are here to help. 

For many homeowners, the issue is simple, but also not-so-simple: You've outgrown your home. Maybe your kids have gotten too big for their shared bedrooms, or maybe your home office is slowly taking over the whole house. When that time comes, you can either add on or move on. Before you decide to put up your Beavercreek home for sale, it's best to weigh that choice carefully. 

Move or Improve

In many cases, it's sound advice to be as unemotional as possible when making big real estate decisions. But when it comes to deciding whether to move on to a new home or add onto your current one, it's hard to take feelings out of the equation. Sure, there are financial considerations too—we'll get to those in a second—but it's also important to listen to what your gut tells you. 

How attached are you to your current home? How about your town and your neighborhood? Aside from a need for more space, does your current residence meet your needs? Have you made a lot of memories there, and do you see yourself making more? These are important questions to ask yourself, and the answers will play a significant role in deciding whether you really want to move to a bigger house, or make improvements to your current one so it better suits your family's growing needs. 

Dollars and Cents

Start by making a realistic budget, so you know what it would cost to improve your current home to meet your needs. If only small renovations are needed, like converting a game room or home office into an extra bedroom, then it might make good financial sense to stay put and make the improvements. But if you're talking about major construction, like adding on new rooms, then you might find yourself leaning toward moving. A few other factors will come into play as well: 

  • Move: If your current home is in a seller's market.
    If you know you can get top dollar for your current digs, that's a good motivation to sell and move on. 

  • Improve: If you love your current location.
    Maybe you're just down the road from a beautiful park, within walking distance of the best schools in town, or have a wonderfully easy commute. If so, you might not want to give that up. 

  • Move: If you would be "over-improving."
    Look at the other houses on your street. If the improvements you're envisioning would transform your home into the biggest house on the block, you might want to rethink adding on. Otherwise, you may end up having a hard time selling the priciest home in the neighborhood later on. 

  • Improve: If your home is unique.
    If your home has rare, one-of-a-kind features that you don't want to lose, consider sticking it out and doing what you can to improve your house.
