
All the excitement of buying the perfect home after a long and hectic search can be one of the best feelings in the world. In the excitement of the final steps, however, things can be forgotten. - Electricity. Go through each room and check for light fixtures. Bring your phone charger with you so you can plug it into every outlet and make sure each is working properly. Make sure all outlet and switch covers are in place. Ensure garage openers work.
- Plumbing. This should be checked in both the kitchen and bathrooms. If there is a utility room, check there also. Make sure all drains are free-flowing, the toilet not only flushes but also shuts off, and that all faucets are leak-free. Check that you have hot water.
- Appliances. Make sure that any appliances that are included with the house are there and in working order. Allow washing machines and dishwashers to run through a full cycle. Turn on the clothes drier. See that the refrigerator is running cold and not making strange noises or leaking water. Turn on the stove to check burners, oven, and exhaust fan.
- Critters. Do a thorough check for any kinds of infestation. Look for mouse droppings and bugs. Ensure no outside animals like squirrels or raccoons have wandered into the empty house. Check for signs of droppings, nesting materials, and any chewed holes in the walls or baseboards.
- Heating/Air Conditioning. Turn on both the heating system and the air conditioning unit and let them run long enough to make sure no sounds are indicating a problem. Check that the thermostat is working and that each unit heats or cools as expected.
- Windows. Examine all of the windows to make sure they open and close properly. Sticking windows can be a safety hazard, as can windows that won't stay up without support. Check screens and storm windows to make sure they are in good shape. Locks on the windows should operate smoothly. While you're doing this, examine locks on all outside doors to make sure they work. Don't forget doors that exit into an attached garage or glass doors that open up to the back yard.
