Selling Your Home - Wright-Patt Realty

Are you getting ready to sell your house in 2019 but are unsure what you should improve or renovate first? This is the ideal time to begin projects that will not only make your look more appealing but raise its resale value too.  Here are seven of our REALTORS® top choices for improvements to sell your Beavercreek home in 2019.

  1. Declutter and Deep Clean Your Hom
    So many of us make the resolution that we're going to reorganize our home in the new year. This is a perfect time to make your home look clutter-free and more appealing to new buyers. After you organize everything neatly, give your house a thorough cleaning since first impressions stick. Besides the weekly cleaning, pay attention and steam clean carpets to remove any stains or odors. Scrub the kitchens and bathrooms extra shiny.

  2. Add a Fresh Coat of Paint
    Adding a fresh coat of paint is often one of the cheapest upgrades that pay off the most.  After you've lived there for years, you may not even realize how many scratches or damage is on your walls. Giving your walls a fresh coat hides the defects and lightens up the room.     Having an updated kitchen is on many new homeowners wish lists nowadays. If you don't have an extensive budget, you can upgrade a few things, such as buying energy efficient stainless steel appliances and updating your cabinet doors and hardware.  If you have a little extra money, invest in new countertops. Granite or stone is more money but looks so much better.

  5. Bathroom Upgrade
    Besides the kitchen, the bathroom is often the second most important room to upgrade.  Start by re-grouting tile and replacing the caulk in the bathroom. Even small changes make a difference. Then, add a new toilet and updated bathroom fixtures. Consider switching out your old bathtub for a new tile or glass shower. If you purchase a walk-in shower, they're also more accessible for older or disabled homeowners. 

  6. Upgrade your Flooring
    Nowadays, many homebuyers desire hardwood floors. They can average $5 to $10 square foot so if you can't afford to redo the entire house, focus on the public living areas. Consider putting in neutral colored carpeting in the bedrooms.

  7. Create Curb Appeal
    Having maximum curb appeal, such as a landscaped yard or an attractive entryway, often helps sell houses faster. Landscape your yard adding a few plants by the entry and planting some trees. Consider adding a new front door and replacing old fixtures like your mailbox and house numbers, so they look more modern and not dated.  Before an open house, power wash your windows, front porch and your driveway to make it look as clean as possible.
