Buying a House - Closing Day Checklist
When you're touring Beavercreek homes for sale, you'll quickly see our city has plenty to love. Our REALTORS® have considerable experience in helping our clients find the right house in Greene County. After you do, closing day is just around the corner.  

Closing day is an exciting time because it makes you one step closer to owning your home. However, it's also an easy time to get lost in all of the details of finalizing your purchase.

When you partner with our team of real estate professionals to buy your home, we help you through the closing process. To get you started, here is our list of six must-dos before closing on your new home.

  1. Make Plans for Contract Work
    Unless you've managed to get your hands on a house in pristine condition, there are good odds that you'll be planning on hiring some help to get your new home ready for moving day. Be sure to get estimates and have your painters, flooring company, and other general contractors ready to go by closing day. This will help you get more of the work completed before you move in.

  2. Book Your Movers
    After you know your closing date, it's time to start making calls to moving companies. It's worthwhile to shop around and get estimates ahead of time, and the earlier you do it, the more likely you are to find the best deal. If you're going to DIY your move, schedule your moving truck and equipment ahead of time!

  3. Transfer Your Utilities
    Don't fall into the trap of expecting your utilities to be turned on from day one! Some utility companies have grace periods between the seller canceling service and the new owner turning it on - but some don't! Save yourself the potential disaster of moving into a powerless house; contact your utility companies ahead of time to make sure service will be available when you arrive.

  4. Take Advantage of Your Final Walk-Through
    It's standard procedure for most sales contracts to allow home buyers to do one last walk-through of the home within 24 hours of closing. This allows the new buyer to confirm that everything is in order, the house is in the condition the seller said it would be in by closing day and that everyone is moved out.

  5. Clear Your Calendar
    Your closing day can (or cannot) be smooth sailing. There may be unexpected hiccups in the process. Paperwork gets lost or doesn't get filed correctly. Just in case, it's best to clear your schedule on closing day to make time for any unanticipated difficulties. Don't plan to close on your dream home on the way home from work or on your lunch break.

  6. Change Your Locks
    Once the dust is settled, and the keys to your new home are in your hand, great! Now make plans to get all of your new home's door locks replaced. This might sound paranoid, but it's worth keeping in mind that any number of people probably have the keys to the current locks. Give yourself some peace of mind and get those locks changed.
