Keep cooling Costs Low

Summer is almost here. As your thoughts turn to days at the pool or beach, you are probably reaching for the thermostat to turn on the AC. Before you do, you may want to take a moment to ensure you're using it as efficiently as possible. Here are some tips from our real estate agents to help cool your Beavercreek home without driving up the bills.

  1. Use the Ceiling Fan
Whether you're buying a home or trying to make your existing home more efficient, a ceiling fan is an excellent tool. In fact, a ceiling fan can make a room feel as much as 7 degrees cooler simply because of the effect of wind. This allows you to bump up your thermostat setting without sacrificing your home's comfort level. Keep in mind, though, that ceiling fans only help if you're actually in the room to feel the moving air. Turn them off when you leave so you aren't spending energy running them with no effect.

  2. Don't Cool Unused Spaces
Do you have rooms in your home you rarely use? Then why are you cooling them? Close the vents, then shut the doors to prevent the cooled air in the rooms you use from flowing in. while you can't prevent all energy loss in these rooms, you can prevent excessive energy use where it's not needed.

  3. Invest in AC Maintenance
Just like your car, your air conditioner needs routine maintenance to ensure it's working at its optimal level. Make sure you have it checked at the start of each cooling season, and you will find that it works much more efficiently all season long. Make sure to follow the recommendations the technician provides to get the most use out of your system.

  4. Use Shade Wisely
Shade can be invaluable to keeping your home cool. Shade trees or tall shrubs on the east or west of the house can block the intense early or late day sun. If you have trees in these spots, keep them. If you're looking for a new home, consider one with trees in these spots for added cooling efficiency.

  5. Consider an Upgrade
Few homeowners want to consider installing a new air conditioning unit, but the fact is that new AC can make your home much more efficient. In fact, with time the new unit can pay for itself through increased efficiency and decreased energy bills. If your system is 10 years old or older, and you feel your energy bills are too high, consider an upgrade.
