Holding an Open House to Get Your Home Sold

Sell Your Home in Beavercreek

When you're selling your home in Beavercreek, your main goal is to get the right people to your home to see it.

The more people you have come through your home, the more likely you will get it sold quickly. Your real estate agent will hold open houses to get traffic in to see what the property has to offer. However, just getting people in the door doesn't mean you will get the home sold. Your home needs to stand out from the rest.

Here are ten tips from our REALTORS® at Wright-Patt Realty, Inc. to have a successful open house:

  1. De-clutter your home.
Moving is the perfect time to get rid of things you no longer need or use. It is even more important when you are trying to sell your home. Clutter makes a house feel cramped and distracts from the features you want buyers to notice.
  2. Get some of your packing done early.
Start packing the things you don't use on a day-to-day basis. Getting extra items off of shelves and out of closets will enhance the feeling of open space. It will also help buyers focus on how their stuff would fit into the space.
  3. Depersonalize.
You may enjoy the gallery of family photos in your living room, but potential buyers will not. Buyers do not want to see your wedding and baby photos. They want to see wall space where they can display their own wedding and baby photos.
  4. Clean the house top to bottom.
You do not want potential buyers to focus on the dirty windows or dusty baseboards instead of the magnificent fireplace or brand new kitchen. If you can't do the cleaning yourself, bring in the professionals.
  5. Make needed repairs.
As you are cleaning the house, make note of any needed repairs. Then, get them fixed. Buyers do not want a list of repairs to tackle when they purchase a new home. Even small repairs, like dents in the drywall, can turn off potential buyers.
  6. Make sure the house has a neutral odor.
How does your home smell? You may think it smells alright, but what the buyer smells is what is most important. You don't want the buyer to remember the dirty litter box smell. And you don't want a heavy air freshener scent to mark the space either.
  7. Make the front door a focal point.
The first thing a potential buyer will see is the front door. It should be welcoming and noticeable from the street. Consider painting it a bright color that coordinates with the exterior colors. Add some fresh plants and a new doormat.
  8. Spend time cleaning and clearing the landscape.
Overgrown bushes and dead plants are just two things to deal with. Remember to find an out of the way place for the trash bin and corral the kids' toys.
  9. Bring in the light.
Before the open house starts, open up the curtains and allow the light to come in. This will help brighten the house and make it appear more spacious. It will make it more welcoming than a dark space with no natural light.
  10. Get everyone out of the house.
Take the kids and the pets and leave the home. Potential buyers don't want the pressure of dealing with the seller, when they are just looking. Your real estate agent can market your home without your presence.

Selling your home can be overwhelming without the right knowledge and assistance. A good real estate agent will make the process much easier. Contact Wright-Patt Realty, Inc. to get your home listed on the local Beavercreek real estate market.
