How to Tell You've Found the Right HomeYou have researched neighborhoods like a private detective, attended more open houses than you can count, and laid out clear criteria for what you want from your future home. So why is it still so darn hard to decide which home is the one for you? Don't worry, it happens to almost everyone. Making the big decision is never easy when buying a house, but trusting your instincts and relying on your research will ultimately lead you to the right decision – and the right home.

Head Over Heels: How to Tell That You've Found the Perfect Home

Our real estate agents all have their own unique ways of helping buyers find the right home, but the basics remain the same. Identifying the right home requires an understanding of what you are looking for, and the financial resources you have available to make the purchase. Buying a house is much more than a financial decision however, so your instincts will also play a major role in our tips for buying a house.

  • It Fits Your Budget – Creating your budget may not be the most exciting part of buying a house, but it's definitely one of the most important. It's not always fun to cross off a home that you really like just because it doesn't fit your budget, but loving a home that also fits your budget is a big sign that you've found the one.
  • It Checks Almost Every Box – Finding a home that delivers perfectly on every single one of your preferences is a tall task, so try to categorize your needs in order of importance. If the home you like most checks off all of the biggest needs on your list while falling short on some of the smaller priorities, then you can always address the small stuff after you move in.
  • You Love the Neighborhood – When you walk out of the open house, do you want to jump right in the car or stick around to explore the neighborhood some more? Finding the right neighborhood is a huge part of finding the right home, so falling in love with the neighborhood is a strong sign that you're in the right place.
  • You Feel Butterflies – You know that feeling you get when you first met your significant other, or walked in to an interview for a job that you really want? If the butterflies in your stomach start fluttering when you tour a home, then your instincts are trying to tell you something. When your butterflies and your budget align, then you're really onto something.
  • Shopping By Committee – Who else will be living in the house with you? If your spouse, significant other, or children will be making the move too, consider their feedback before making a decision. Even if your children are too young to truly articulate their preferences, making them feel involved will make your final decision easier.
  • You Can't Forget It – Maybe you visited a home very early in the shopping process, and can't stop thinking about it even though you've made a few dozen other visits since. If you simply can't forget about a home, there's probably a good reason why it's always on your mind.

Working with a real estate agent you trust is one of the simplest ways to narrow down the right house for your needs, and will give you a huge leg up on understanding the dynamics of your local real estate market.
