As a first-time homebuyer, you're probably spending a lot of time daydreaming about your perfect home. While daydreaming may be a great way to pass time, it won't help you make any concrete decisions about buying a house. Here are some tips from our REALTORS® to guide you through the initial steps of buying a home in and around the Beavercreek, Ohio real estate area.
The amount you can afford to spend on your new home will be a driving factor for many of your decisions. Your price range may impact which neighborhoods are open to you and how much space you should be searching for. Before you even begin looking at homes, you should make sure you have your financing ready to go.
You may not have given much thought to the difference between what you need and what you want when it comes to buying a house. To decide where your priorities lie, make a checklist of all the amenities and features of your dream home. Then, go through the list and decide which ones are the most important--the ones you're not willing to do without. These go into the "need" category and may include things like location, number of bathrooms or bedrooms, space for a home office, a great kitchen or even a two-car garage.
The next tier is filled in with amenities that would be a big plus, but are not necessarily deal breakers when it comes to choosing your new home. These will be placed into your "want" category. Keep in mind that you can make changes to your new home to meet some of your wants (French doors, a great patio, screened porch) rather than sticking to finding them all in an existing property.
You'll probably find yourself with a few amenities still unassigned on your list. These are items that would definitely tip the scales in favor of one property over another, but only if that property also provides for all your needs and most of your wants.
Some amenities add value to the home, such as hardwood flooring, granite countertops and premium landscaping. Buying a house with these amenities can be worth your while when you get ready to sell it, so keep an eye out for properties that meet your wants and needs, and also offer these so-called "value items."
It can be tempting to go all out when you're buying a house, but it's important to leave a cushion in the bank in case of emergencies and unexpected costs. Remember, moving into your new home is going to entail more than just the closing costs or the down payment. You'll need to get the utilities turned on at your new residence, get the locks changed and buy all those little things you never needed before like garden tools. Stick to your budget like glue and don't get drawn into properties that are "only a little" too expensive.
