Know What Items are Included When You're Buying a Home

Furnishings, Fixtures, Finishes

It's easy to fall in love when buying a house. Sometimes the house you want embodies everything you've ever dreamed of, right down to the last knob and pull. But just because you want everything in the house, doesn't mean you're going to get it.

There are a few categories that describe the things you find within a house: furnishings, fixtures, and finishes. Some of these things are a guarantee, you'll get them whether you want them or not, while others are not certain. The best way to navigate furnishings, fixtures, and finishes is to understand what they are, and work with a REALTOR® that can help you find out what stays and what goes to avoid any misunderstandings.

Interiors of Your Home Sale 101

Although not an exact science, there are basic rules that make an item a furnishing, fixture, or finish. Here are some things to look for:

  • Furnishings. Furnishing are exactly what you assume they are—they are furniture, décor and things that decorate the house that aren't "attached." While certain pieces of furniture may seem like belong with the home, chances are, unless you specifically ask for it, those pieces will go with the seller.

  • Fixtures. Again, pretty self-explanatory. Fixtures are items "attached" to the home. This could mean anything from the chandelier or ceiling fan in the dining room to the microwave installed above the stove. Things like dishwashers and ovens typically are fixtures that stay, but don't count on every appliance or flat-screen TVs.

  • Finishes. Finishes are often the decorative touches--like paint, new molding or anything that finishes the room. You won't always like finishes in a home, but you have the option to change them after buying a house. However, also note that recently improved finishes may have been done to distract you from the fact that the house needs a new roof. Just because the interior is pretty, doesn't mean you should skip considering every part of the home.

Negotiating Your Purchase

When you work with an experienced agent to buy a home, you can get the information you need to make a decision. Realize that staging was done to entice a buyer, but most likely, those furnishings are going to go with the seller or stager. However, if you are in a market that gives you some room, you can always have your agent ask for furniture to stay and offer a price to cover it.

You'll also want to read the purchase agreement thoroughly—it will often specify what a seller plans on taking with them. You can either have your agent request that it stays, or ask for money off so you can purchase blinds and a washer and dryer of your own after closing.

The key is communication—ask for what you want or stay, and then decide if you're okay living without things if the seller says no. If you love the house, don't let something small deter you from buying it.
