Get Your Home in Shape This Winter with These 6 Tips

January Home Maintenance Checklist

January brings with it hopes for new beginnings and new habits.  If your resolution was to get your home in shape—as well as yourself, our team at Wright-Patt Realty, Inc. sat down and created this handy checklist of home maintenance chores to do this month: 

  1. Seal Windows, Doors and Vents – Silicone caulk does an excellent job of sealing any place where indoor and outdoor air meet, but caulk doesn't last forever. Sealing these areas with fresh caulk (after you clear out the old stuff) will go a long way toward eliminating drafts, and it's a pretty straightforward DIY task. It's also something you'll want to keep an eye on throughout the whole year.
  2. Clean Those Gutters – The only thing worse than cleaning gutters is finding out that your roof sprung a leak because you didn't clean your gutters. This is not the most glamorous home maintenance task, but it's a very important one, especially if your property has a lot of foliage. Always have a spotter present if you're working on roofs or ladders.
  3. Fresh Filters – Filters are cheap, easy to replace, and very important to the function of your air and water purification systems. Following the manufacturer's recommendations is the best way to know when to replace old air or water filters, so the beginning of the year is the perfect excuse to dust off those instruction manuals.
  4. Prepare for Winter Weather – Snowstorms or icy weather can create very dangerous conditions around the home, and having the right tools on hand significantly lessens the danger. Make sure you've got rock salt, snow shovels, and good boots on hand, so you'll be ready to face winter weather safely.
  5. Water Off – If you own a vacation home or a rental property that is currently not occupied, remember to have the water turned off for the cold-weather season. Pipes filled with frozen water are very prone to breaking, which can lead to very serious flooding damage.
  6. Outdoor Cleaning – With the leaves off of the trees and fewer insects around, winter is the perfect time to clean those normally hard-to-reach areas of your yard and get rid of unwanted brush. Yard work is a great opportunity to get the kids involved in home improvement, and you'll really notice the difference when your yard is full of life again in the spring!
