5 repairs before selling your home
A home inspection is always an anxious moment when selling a house, but a bit of preparation and elbow grease will help you avoid unpleasant surprises on the big day. Even a home that has been meticulously maintained is still subject to the wear and tear of day-to-day living. Adding to the challenge, we tend to get used to the little quirks of our homes to the point where we don't even notice them. Your home inspector and potential home buyers will be reviewing your house very carefully, so it's important for you to do the same.

Selling a House? 5 Fixes Before the Home Inspection

  1. The Little Things – This is a catch-all category for all of those little "quirks" we mentioned in the opening. You know the toilet handle that needs to be jiggled just right to flush, or the wooden door that swells just enough to get stuck as soon as the weather turns humid. This is the sort of thing that's easy to overlook when you see it every day, so it can be very helpful to have a friend go through your home with you, to point out little fixes you may not have noticed. Every detail counts.
  2. Flawless Floors – Uneven floors are very common, especially in older homes with hardwood floors. This is another thing that is very easy to get used to over time, but floorboards (or worse yet, stairs) that are really out of whack can be a serious hazard. It's also an item that home inspectors and home buyers are sure to notice. When selling a house, make sure your floors are flawless.
  3. Bathroom Blues – We touched on the toilet already, but the whole bathroom is really worthy of attention. Make sure that all drainage systems – toilet included – are working to their full potential, and consider updating bathroom fixtures if yours have seen better days. And if there's even a tiny bit of mold hiding anywhere, clean it, treat it, and make sure it doesn't come back. Water stains in the sink or tub are more of an aesthetic concern, but getting rid of them is still worth the effort.
  4. Electrical Systems – Unless you happen to be an electrician, tuning up your electrical systems is a task best left to the pros. Bringing in an experienced contractor is more than worth the investment. Faulty or poorly maintained wiring and switches are sure to catch the attention of your home inspector, so this should be near the top of your to-do list when selling a house.
  5. Remember the Basement – In many homes, the basement is a place to venture only when you need to pull out holiday decorations, or grab something else from deep storage. For home inspectors and home buyers, the basement is a major point of emphasis. If there is any water damage, mold, or a musty smell, do your best to get rid of it. Consider having a sump pump installed if you live in a flood-prone area, or simply want to add an extra layer of protection before your home is inspected.
